INVENTORIES
The Inventory Report outlines the condition and contents of the property prior to the tenancy commencing. It serves as a vital reference for Landlords, Tenants and Property Managers to accurately document the state of the property and its contents including the safe operation of Alarms, taking Meter Readings and testing of keys. This detailed snapshot of the property's state acts as a point of comparison when the tenancy concludes, enabling fair assessment of any changes or damages that occurred during the rental period.
CHECK-INS
CHECKOUTS
On the day of the move-in, we can save you valuable time by meeting the tenant(s) at the property to hand over their keys and allow them an opportunity to review the condition of the property. If requested, we can test the functionality of the alarms in their presence and ensure they understand their responsibilities for maintaining the property and its contents throughout their tenancy.
A Checkout Report is a crucial procedure conducted at the end of a rental tenancy to assess the condition of the property when the tenant(s) move out. This process aims to compare the property's state at the end of the tenancy to its condition at the start, as documented in the initial Inventory Report. In turn, it can often serve as key evidence for deposit disputes. The Checkout Report will also include testing the safe operation of the Alarms, re-recording Meter Readings and documenting what keys were returned.
MID-TERMS
A Mid-Term Inspection is a scheduled assessment conducted during the middle of a rental tenancy, aimed at evaluating the condition of the property and addressing any emerging issues. Unlike move-in and move-out inspections, which mark the beginning and end of a tenancy, a mid-term inspection serves as a proactive measure to ensure the property is being well-maintained and to address any concerns promptly.
